Real Estate Trends
The following
information is based from the NSW Department
of Housing and before reading it is
important to understand that this
statistical data provides just one view of
Armidale Real Estate that is only an
indication of what is really happening in
the market place. Because the same group of
houses is not sold from one quarter to the
next, prices can fluctuate significantly
over a short period of time. A significant
rise in house prices or rent prices does not
necessarily mean that the overall value of
the market has increased significantly. It
could just be that a more valuable mix of
houses has been sold in the quarter in
questions. The figures reported and the
actual trend tend to match more closely over
the longer term than the shorter term.
Figures are
summarised in Quarters. Q1 ends in March, Q2
June, Q3 September and Q4 December. |

Residential Sales
Median Sale Prices Armidale 2004 and 2005
Median house prices in Armidale have shown strong
growth over 2004 and 2005 (see Table 1)

Residential Rentals
Residential rentals have been reasonably stable over
the last year. The table and graph below displays
that rents for all types of accommodation, house and
unit showed only a margin increase from December
Quarter 04 to December Quarter 05.

Number of Rented Properties
The number of rented properties information is based
on the Bonds held by the RSSB. While this is a
solid indication of properties rented it is
important to note that some properties will not be
included because they don’t require bonds and
properties rented will not equal total rental
properties because some rental properties could be
vacant.
These figures are not specifically for Armidale but
for all of Northern Tablelands. This also includes,
Glen Innes, Guyra, Tenterfield, Uralla, Walcha and
Severn LGA. Armidale would make up the bulk of
these.
